Luxury Oceanfront Homes

In Palm Beach county, there are currently six oceanfront homes under contract for sale.  In this market update will cover the homes currently under contract to see what is attracting today's buyers.

 What I'll do in this update is just give a brief overview of the homes and this way we can see what Buyers are finding as good buys in this market.

702 N Ocean Delray Beach house for sale

702 N Ocean | Delray Beach

This home has been on and off the market since 2006.  Back in 2006 it had been listed as high as $3.499 million and has been falling in price ever since.  The home eventually found a buyer in April 2010 and sold for $1.9 million.  Approximately 2 years later the home was relisted for sale at $2.3 million and sold a few months later for $1.75 million in July 2012.  From this sale, in the matter of two month, the home was back on the market for $2.195 million and already has found another buyer.  I don't know the circumstances behind all of this activity, but apparently whatever 702 N Ocean has going for it is working.  It's a 3/3 built in 1963. The home is located a few blocks south of George Bush Blvd

This home too has been listed on the market since 2006, but only for rent and not for sale.  The home did however come on the market for sale in Nov 2010 and took almost 750 days on the market to find a buyer priced at $6.5 million.  Here we have a 5/5 home built in 1960 with over 110' feet of beachfront property.  This home is either going to need to be torn down or completely remodeled.

Here was have a true luxury beachfront property.  Not only is it beachfront, but it also has intracoastal (ICW) front.  161' feet of waterfront on both the beach and ICW.  It's a 6/7.1 home built in 1996 with over 10,100 sq ft under a/c.  There is a four car garage as well.   This home only came on the market in July of 2012 and was able to find a buyer within four months.  The broker remarks on this property:  "This Magnificent Estate is situated on 161 ft of Oceanfront & Intracoastal frontage. Features a timeless design using Walls of Glass, 40 ft Family Rm, Master on Ground Level w/ sit rm and his and her baths, Oversized Guest Suites, Fab lawns and Dock"

6011 N Ocean Ridge home for sale

This home too was once a rental property but never seemed to rent out since 2010.  The home then came on the market for sale in May 2012 and found a quick buyer as well only taking a little over three months.  It's a 5/6.1 home with just shy of 5,500 sq ft under air. The home is from 1996.  The broker remarks are as follows: "THIS SOUTH PALM BEACH HOME, REMINISCENT OF BRITISH COLONIAL DESIGN, UNPRETENTIOUS AND IDEAL FOR AN ACTIVE YOUNG FAMILY AS WELL AS ADULTS WHO EMBRACE A CASUAL LIFESTYLE, PRIVACY AND SERENITY. 6029 Old Ocean in Ocean Ridge doesn't have too many details to discuss.  It's a 2/3 built in 1958.  Other than that, the agent did not list other details.

Currently there are six luxury oceanfront condos and townhomes for sale to chose from in Delray Beach.  Luxury properties are defined as those listed in excess of $1 million.  They range in price from $1,399,000 to $2,250,000.

If we were to look for all oceanfront condos and townhomes in Delray, not limited to luxury properties, then we'd be looking at 32 properties starting from the $130,000 range  As we see in the chart above, three of the properties are located in the Seagate Residences, tow are in Villas of Ocean Crest and one being in El Cortijo.

Seagate Residences Delray Beach
The Seagate Residences of Delray Beach offer several different floorplans.  Residence 105 is an "E" model with 2200 sq ft under air and priced at $1.695 million while Residences 110 & 106 are "A" models with 2700 sq ft under air and priced at $2.25 million and $2.1 million.  If you buy at the Seagate, you get a Free membership to the Seagate Beach Club.  You can't beat the location of this location to all the nightlife on Atlantic Ave.
Ideally located on A1A across from the historic Seagate Beach Club, these grand Residences grant the privilege of oceanfront living amidst the refined elegance and charming appeal of distinguished Delray Beach. Up the street lies Villas of Ocean Crest in Delray Beach.  Although I only pulled two up on my chart above, there are actually three for sale:
Residence 10:  $1,650,000
Residence 12:  $1,399,000
Residence 6: $1,010,000

Villas of Ocean Crest is a development of only 16 homes just South of Linton Road on the beach side of A1A.  That makes these properties true oceanfront homes and those with directly on the beach have unobstructed ocean views.  The townhomes are approximately 2500 - 2600 sq ft under air and were built in the early 1990's.

The last development is El Cortijo showing up on my chart, but I consider that more the Gulf Stream area, so I will include that when I do an update on Gulf Stream condos and townhomes.

Manalapan Oceanfront Real Estate Market Update


Currently there are 11 oceanfront homes for sale in Manalapan.  The chart below is sorted in list price order, starting with the most expensive:

All of the above homes are ocean-to-intracoastal estates, where they all have deeded oceanfront property as well as water frontage on the intracoastal (ICW) waterway.  One thing buyers have to decide is if they want to be true beachfront homes or be happy to have a home on the intracoastal but have access to the ocean. Here are two aerial shots of Manalpan homes:

The properties above are situated on the ICW with deeded beach access.  The main issue here is that A1A (S. Ocean Blvd) ends up being between your home and Atlantic Ocean.  Although not the end of the world, it's a much more desirable situation to be located directly on the beach with deeded ICW access.  This scenario is pictured to the left.



In this update, I want to take a look at two properties.  One property has the longest listing period being on the market for almost 2 years and then the other property we'll look at are the least expensive at $10,500,000.  Well, you'll be in for a surprise -- there are two properties listed for sale in Manalapan for $10.5 million, so this update will contain three homes.

1960 S Ocean Manalapan
1960 S Ocean Blvd in Manalapan has been on the market for almost 2 years.  It came on the market back in 2010 for just shy of $36 million and is now listed for $29.5 million.  The price was reduced March 2012, so it might be time for another price change to generate interest.  At this time it is the priciest home on the market in Manalapan.  The home features 7 bedrooms, 12 full baths, 2 half baths, 29 parking spaces and is almost 24,000 sq ft under a/c.  The most impressive thing about this property is the 360' of water frontage.  Below is the property description:
"Paradisio Del Mar", an amazing 3 level plus estate with an abundance of amenities that include; 3 climate controlled Garages totaling 29 parking spaces, a full house Generator housed in its own private room, underground Gas and Diesel Storage Tanks with pumps, a 2000 sq. ft plus Master Suite, a large gym with steam room, a garden spa/Jacuzzi, and a private dock and fueling station with capacity of 100 ft. plus boat.  4020 S Ocean Blvd in Manalapan is more of an investment than a dream home.  You are going to get almost 2 1/2 acres in a prestigious town of ocean-to-intracoastal buildable land.  The photos online barely display the home, but rather the mystique of Manalapan.  Keep in mind this is one of the two least expensive oceanfront properties on the market at this time.  The photo to the left is a google maps aerial view of the home.  The property was built in 1967 with 6 bedrooms, 5 full and 2 half baths, 3 car garage and about 9000 sq ft under air.  Here's the property description:
Rare and unique opportunity to own this one of a kind ocean to intracoastal to inlet 2.38 acre estate. Spectacular Direct Panoramic Water Views of all three. A1A tunnel approved w/ plans. 80 feet of deep water dock, with boat house and 10 ton lift.  4 levels, one of a kind $20M Best Manalapan View. 165 feet of beach front.  Last in this market update is 1555 S Ocean, also listed for $10.5 million.  The home is almost 7,500 sq ft under air, 5 bedrooms, 7 full baths and 3 half baths, 4 car garage, three levels and built in 2005.  Here you get a nice 157' of water frontage.  Now for this $10.5 million, unlike the previous property, you are going to get a dream home that was built with the finest of standards. The property desciption is as follows:

Perched on a picturesque parcel that reaches from the Ocean to the Intracoastal Waterway, sunrises and sunsets are part of the package at this 7,583 Square-foot estate in Manalapan. Currently there are 13 oceanfront homes for sale in Highland Beach.  The above list is sorted with the newest listings at the top of the list.  Homes for sale range in price from $3,999,000 all the way up to $19,500,000.

2635 S Ocean Highland Beach Oceanfront for Sale
In this update I'll go over the three newest listings.  First on the list is 2635 S Ocean BlvdThis home is as direct beachfront as you can get in Florida.  The home is listed for $4.2 million making it one of the lesser priced homes, but don't let that fool you.  It's in one of the few gated communities on the ocean.  It's 3 bedrooms plus a den, 3 1/2 baths and a 2 car garage.  Don't let this boring picture fool you.  The home is beautiful, both inside and out.  One thing I like about this home is the grass yard right behind the house separating it from the beach.  This home is described as:
Enjoy 80' on the ocean, a large, private back yard and pool, expansive balcony overlooking ocean off of the spacious master suite. Many recent upgrades including impact windows and doors
3621 S Ocean Highland Beach Oceanfront for Sale
Next on the list is 3621 S Ocean This is one of the pricier homes being offered for sale in Highland Beach.  But just take a look at this photo and you'll see why the home is asking this price.  It has 200' direct oceanfront in Highland Beach.  The home is asking $16,000,000 but was previously listed for sale for $12,995,000 only a few weeks ago.  It's important to note that this home is a short sale where the bank is a third party to this sale.  This estate home is described as:
Rare Oceanfront opportunity on 200 feet of direct oceanfront in Highland Beach, just next to Boca Raton and just south of Delray Beach. Although the estate has been completed and decorated, it has never been lived in since its completion.Expanding over 200 feet of pristine waterfront, this estate sits on one of the most unique properties in southern Palm Beach County. The residence has a great elevation and provides some of the best panoramic views available. Property features include stunning gourmet kitchen with family room and breakfast nook, formal living and dining, office and second floor bar and lounge. 4023 S Ocean Highland Beach Oceanfront for Sale
 Last on the list is 4023 S Ocean.  Like 3621 S Ocean, this home was previously listed for sale (making not that new) but unlike 2635 S Ocean, 4023 isn't a hidden gem.  It's more or less a great opportunity to buy 100' of direct oceanfront in Highland Beach.  It is one of the lesser priced properties for $4,195,000.  While I was working with the previous agent on this property, he described it as:

While this is not a "tear down," it does need some updating in order to use the property as a rental. The kitchen was remodeled and appliances are newer with exception of the stove. New quartzite granite counter tops, stainless steel appliances. The bathrooms are all original -- low counter tops, formica counters, original sinks, hardware and toilets. Small shower in master with a large Roman tub in the middle of the room. A buyer would obviously renovated the bathrooms since the kitchen was already done. The roof is about 6 years old and in excellent condition.
It shows as a two bedroom now -- the 3rd bedroom they removed the wall (walk-in closet and full bath are still there) because they made it a game room/billiard area with pub. The 4th bedroom they removed the wall and made it an ocean-view office/library. This also has a walk-in closet and full bath. The drywall could easily go up again for a person wanting 4 true bedrooms. Especially since the closets and baths are still there.
This shows like a Nantucket or Cape Cod beach house.
Basically he said the property is outdated and needs work.  You'll get 100' of beachfront, but it does not live up to today's buyers standards.  Now let's see what the new agent describes the home as:

Currently there are 7 Oceanfront Homes listed for sale in Delray Beach, Florida ranging in price from $4.25 million all the way up to $34.995 million.  The above chart is sorted by how many days the listings have been on the market, the newest listing being 358 N Ocean Blvd in Seaspray Estates and the oldest listing being 1111 S Ocean in Ocean Breezes.

With the passing of Hurricane Sandy, South Florida has been getting some amazing weather.  First off, the Northeast wasn't the only place to get a storm surge.  Check out the waves Delray Beach saw - this is the Beach right off Atlantic Avenue.  The storm surge came all the way up to the dunes and there was no beach left.  We haven't seen wave heights like this for a very long time.  My son Aiden a.k.a. "The Hulk" decided to take an up-close look for ourselves.

The newest listing on the market for sale like I mentioned is 358 N Ocean Blvd in Seaspray Estates.  Seaspray is approximately 4 blocks North of Atlantic Avenue.  Most of the homes in Seaspray Estates are landlocked or have Intracoastal access.  This property happens to be one of the very limited homes that are considered oceanfront in Seaspray, right across A1A from the beach.  The home is described as:
This Tuscan-style estate offers unobstructed ocean views from a prime corner lot with impressive landscaping. The tree-canopied driveway with private gate has parking for 6 cars. The outdoor kitchen includes a pro gas grill, stove, and a wood-burning pizza oven. The manicured grounds feature a heated pool and mosaic-tiled courtyard with water fountains.

Doesn't say much about the home. The property itself is just shy of 4900 sq ft under air, has 6 bedrooms, 5 1/2 baths and was built in 1951.  Once you check out the pictures of 358 N Ocean Blvd Delray Beach, you'll see the home has been updated since 1951 but it is a 3 story home.  When you divide that 4900 sq ft to 3 levels, the living spaces can feel cramped.  But the 3 levels makes for some dramatic living spaces and will take advantage of the never ending ocean views.


So far in 2012, there have been 3 beachfront homes that have sold.  There are still 2 months left to the year and sometimes we see some quick closings, but as of now there are no pending sales.
