November 2011: Highland Beach - Oceanfront Real Estate Market Update for Single Family Homes

From the list above, we see that there are currently 9 oceanfront homes for sale in Highland Beach, Florida.  If you have been looking to buy for a while, most likely you have already seen these homes.  You need to reference the column CDOM that stands for Collective Days on Market.  Sometimes agents like to take a home off the market and put it back on the market to make the DOM (days on market) look like a new listing, but in fact the home has been listed for sale for quite some time. And this is why I am going to use the CDOM.  There are 2 homes on the list above, 4521 S Ocean Blvd and 4621 S Ocean Blvd, that have been listed for 3 years and many other appear to have been listed between 1-2 years.  I just find it interesting that the longest shelf life on the list above is either the least expensive and most expensive listing out of all the oceanfront homes for sale in Highland Beach.
Currently there are no homes under contract for Sale in Highland Beach and there has just been one close sale in the last three months:

There has to be some type of story behind this because the home then sells once again in November 2011 for $14,000,000.  That's right, almost $1.5 million more than when it was sold 1.5 years ago.  And we all thought the luxury real estate market was still taking a hit.

November 2011: Boca Raton Condo "Mizner Grand" Real Estate Market Update

On October 30, 2011, these are the current Condos for Sale in the Mizner Grand in Boca Raton, FL:

[one_half]mizner grand boca raton [/one_half]This condo actually is not oceanfront.  It is situated on the Intracoastal, right in the heart of Lake Boca Raton.  And If you are on a high enough floor, I believe from 6 and up, you will definitely see the ocean.  The higher the condo floor, the better your view of the ocean.  The Mizner Grand is also located on grounds of the Boca Raton Resort which has it's own perks.    If you are in the luxury condo market in South Florida, I believe this building has the best value out there.  It's a full service building with some of the highest standards out there.  I know because I have family that lives there and they remind me of it all the time.  And since I have multiple family members in there, I get all the best gossip of who is going to list and why people are selling....aka knowing the "motivational sellers"
In the Mizner Grand, there are 2 main floor plans that I have seen, the 3 bedroom + media room/den (approx 4200 sq ft)  and the 4 bedroom + media room (approx 5200 sq ft).  And if you are looking the list above, you will see there is a monstrous +8400 sq ft condo which is actually a double apartment.  And to boot, it's the penthouse.  My family members all have the larger 4 bedroom + media room condos.  Whenever they entertain, people fall in love with the floorplan and the view.  If you reference the list above, there are only 2 current on the market;  400 SE 5th Ave #504 and 550 SE 5th Ave #504S.  All of the other listings, with the exception of the penthouse, are the smaller floor plan.  That floor plan does not give the same feeling as the larger floor plan, not just because of the missing extra bedroom and 1000 sq ft of a/c living space, but the kitchen and family room are located in the back of the condo overlooking the parking lot versus the larger model where the kitchen/family room, living room and master bedroom all overlook the Intracoastal, Lake Boca Raton and the Ocean if you are on a high enough floor.
Besides the floor plans, which building you are located in tends to play a big role in the overall feel people get in the condos.  There are several buildings that make up the Mizner Grand.  I would avoid the building closest to the Resort because for a few reasons.  The obvious being privacy, but the hidden reason is the noise from the trucks pulling up to the back of the hotel as well as the garbage trucks at the break of dawn.  If you are light sleeper, choose a different building.  I like the central buildings because they give you the best view of Lake Boca Raton and Intracoastal with no obstructions.

[/one_half]As of today, there are no condos under contract for sale.  Year to date there have been 7 sales.  If you click the image to the left "Click to Enlarge," it will show you the details of the sales.  Sales have been in the high $1 million to low $2 million range, with the exception of a custom Shuster Design Associates condo selling around $3.2 million.  Even though the Mizner Grand is a top notch development, it is not prone to the real estate bubble.  A few years back, the condos were easily selling in the high $2 to $3 million range.

October 2011: Manalapan - Oceanfront Real Estate Market Update

As of October 18, 2011, there were 8 oceanfront homes for sale in Manalapan ranging in price from $6 million all the way up to $35,900,000.  From the chart above, we can see that most of the homes have been on the market for several months, if not longer in terms of years.  The newest listings appear to be 860 S Ocean Blvd and 1555 S Ocean Blvd, both on the market for approximately 3.5 months.
There are currently no homes under contract for sale, but when we look at recent sales, those over the last 90 days, there were two closings in Manalapan:

This time we’ll do something different when looking at the closed sales in the neighborhood.  Let’s take a look at the property’s history on the MLS.  First let’s start with 860 S Ocean:

The home is described as “This unique property offers a premier direct ocean-to-intracoastal setting situated 20+/- feet above sea level, consisting of 2+/- acres with 225+/- feet of beachfront and intracoastal splendor.” From the above, we can see the property has been on and off the market since 2007.  So from the first look, it looks like this home sold in 291 days (we can tell this by looking at the DOM).  But in reality, it took 4 years and 8 months to sell (closer to 1780 DOM).  From looking at the property’s history, looks like the buyer definitely made out nicely by purchasing a luxury home in a buyer’s market.  If we reference the graph above, the home was listed right at the end of the Seller’s market in 2007 for almost $37 million.  The property ended up closing for $25.5 million.
Next let’s look at 1110 S Ocean Blvd‘s recent history:

1110 S Ocean is a pretty large home with over 21,000 sq ft under air.  A total of 7 bedrooms, 11 full baths, 3 half baths, and a 12 car garage.  It’s a new construction home started from what looks like in 2009 from the MLS records.  Here we see another buyer taking advantage of weaker prices in the luxury real estate market.  The home originally was listed in 2009 for $25 million, and ended up closing in September 2011 for $15 million.  Another $10 million discount.  Maybe there is a theme developing.

October 2011: Boca Raton - Oceanfront Real Estate Market Update

On October 16, 2011, there are two homes in Boca Raton listed as Oceanfront.  Here is a pure violation as Boca Harbour is not located on the ocean or near the ocean, but rather on the West side of the Intracoastal Waterway.  I think if 838 NE 70th Street were a true oceanfront home in Boca Raton, we are missing a digit in the price.  Since this home is not on the Ocean, it should be disrerded as oceanfront, but it's up to the listing agent/broker to take care of this violation.
Now 2601 N Ocean Blvd is a real oceanfront home in Boca Raton.  If you ever drive along A1A in Boca, you will notice the lack of homes along the ocean.  There are plenty of condos for sale, but homes are scarce.  Just like Manhattan where there is only so much space, so the best way to develop real estate is in high rises.  This holds true in Boca.  2601 N Ocean is listed for $22 million.  It is decribed as "Clean, Modern, Elegant, Beachfront Smart House.  Priced Fully Turnkey with the latest and greatest technology."
If you are looking for an oceanfront condo in Boca, there is more of a selection.  There are 36 oceanfront condos on the market in Boca that are priced over $1 million.  They range in price from $1,049,250 at the 5 Palms on Palmetto Park Rd all the way up to $15,250,000 for the penthouse apartment at One Thousand Ocean.
There are no oceanfront homes in Boca that have sold over the last six months or are under contract, but there are 3 oceanfront condos in Boca under contract (2 in Addison and 1 in Luxuria) for sale and 18 others have closed during the year.

October 2011: Highland Beach – Oceanfront Real Estate Market Update

As of October 16, 2011, there are 11 oceanfront homes for sale in Highland Beach, Florida ranging in price from $4.5 million to $15,650,000.  The newest home on the market is 4215 S Ocean Blvd listed for $9.995 million.  It’s part of a development called Ocean Places Villas right on the ocean.  The home sold back in 2007 for $9.5 million, so there is definitely room to play with on it’s current list price.  Let the home sit on the market a little bit (few months) before we see the owner’s real motivation for selling.
Currently there are no homes under contract for sale.  During the last six months, there were two homes sales:
4121 S Ocean Blvd was on the market for almost one year.  But if one does a little bit more research, the home actually came on the market back in 2009 listed for$5.25 million and was sold a few months later for $4 million.  Then the home was relisted for sale one year later (June 2010) for $4.995 million.  We can all guess at the motivation of relisting the home for sale one year later (almost one million dollars higher than was paid for), but eventually the list price had been lowered to $4.249 million within a few months.  So there must have been something more to this sale.  The home eventually sold for $3.4 million in May 2011.

4201 S Ocean Blvd was on the market for 532 days before selling.  The home had actually been listed on and off since 2006.  That would actually be closer to 1500 days on the market (DOM).  The home had a roller coaster ride with it’s list price since 2006.  It started at $9.95 million in 2006 and made it’s way upward towards $13 million in October 2007m but eventually was relsited for sale in 2009 at $9.45 million and sold 532 days later for $7.7 million.

Delray Beach, Florida:  Looks like there is a new listing on the market from my update last month, 602 N. Ocean Blvd listed for $4.995 million.  This brings the total number of oceanfront homes for sale in Delray to 12.  If you have ever driven along A1A in Delray, this home is hard to miss.  It's a futuristic looking, 3 story home that stand out.  Minimalist and clean lines.  This home was on the market back in 2007 and did end up selling in May 2008 for $4.175 million.  So based on the current price, I'd say there is flexibility seeing how we're still in a Buyer's Market.  And to note, there was one price reduction from last month, 1847 Dusty Miller Drive lowered their price from $7.2 million to $6.9 million.  These are things buyer's should be looking for if they want to find a motivated seller.  A listing's history is a good gauge and your agent should be filling you in.

There currently are no homes under contract for sale in Delray.  However since my last update, 701 N. Ocean Blvd did go from pending (under contract) to sold.  It closed on June 30th for a price of $3.65 million.  That is a far cry from it's original $5.995 million asking price back in December 2008.  The fact this was a short sale had a lot to do with the ultimate selling price.  The Selling price per square foot was $588.61.  Compared to 410 N. Ocean Blvd which sold for $642.97 per square foot, it looks like this buyer got a good deal.

Manalapan Oceanfront Real Estate Market Update

In this Manalapan Oceanfront Real Estate Market Update, I want to go over the 2 most recent closed sales:
  • 1880 S. Ocean Blvd - closed June 15, 2011
  • 920 S. Ocean Blvd - closed June 7, 2011

As you can see from this aerial shot of the home, it's an Ocean-to-Intracoastal Estate;  it has 150' private beach and direct ICW frontage with 100' dock.  The home is 8,332 sq ft under air, 5 bedrooms, 6 1/2 baths, 6 car garage, 60' lap pool, and built in 1989.  The home was last listed for $6.495 million and closed in June for $5,100,431.  If someone actually pulls up the history of this property, we'll see it first came on the market in January 2008 and originally listed for $13.5 million.  The previous owner, Mullenix, had purchased the home back in 1998 for $6 million.  This is a case of patience pays off.

Again, we see what Manalapan is famous for, Ocean-to-Intracoastal Estates.  This home actually belonged to legendary boxing promoter Don King.  I should actually refer to this as homes, not just home, as two homes are involved with this sale.  It was actually Don's wife, Henrietta King, who had purchased these two properties back in 1999 for a total of $14.3 million.  The properties offered +3 acres of 'resort style living' filled with gardens & courtyards, two main residences with 17, 726 sq ft under air, 2 swimming pools, tennis court and everything else you would expect from a media room, music room, game room, beach side pool & spa and even a "sundae station."  This appeared to be a quick sale, with the home listed for a total of 68 days on the market.  The list price was $19.995 million, but had previously been listed in 2009 for $27.5 million.  The property ended up closing in June for $15,950,000.  It looks like Don probably came out close to even on this one after commissions and title work.

Highland Beach, Florida - located between Boca Raton and Delray Beach, Highland Beach is just a little over 1.1 square miles.  This area has been home to some celebrities such as Nascar driver Jeff Gordon and pop singer Mariah Carey.

Out of the homes for sale above, there are actually two short sales on the list.  A short sale being when a homeowner is underwater on their mortgage (value of the home is less than that of the financing on the home).  The good thing about short sales is the ultimate price in which you can buy the property for, but the bad is just the unknown - you are buying the home as-is as well as lenders having poor communication skills with parties involved to ensure a smooth transaction.

Year to date sales have been pretty good with sale ranging in the $3 million range up to $5.8 million.

Palm Beach, Florida:  Home to many rich and famous people, from Donald Trump to Jimmy Buffett, The Kennedys to Michael Jackson, have all at one time called Palm Beach home.  Back in 2003, The Robb Report called Palm Beach  Americas Best Place to Live citing its "abundance of pleasures" and "strong community-oriented sensibility."  A quick visit to Palm Beach, a stroll down Worth Avenue, a trip to the local museums, and you'll know you are in a desired destination.

There are currently 11 oceanfront homes for sale in Palm Beach ranging in price from $8,895,000 to $49,000,000.  One of the most notable sale in recent years was back in 2004 when Ronald Perelman of Revlon sold his home for $70 million.  And looking at sales and pending contracts over the last 12 months, we can see that four oceanfront homes in Palm Beach have sold ranging in price from just shy of $6 million to well over $22 million, so the luxury oceanfront buyers are still here.  Currently, there is one home under contract for sale listed at $4.45 million.

Hillsoboro Mile is actually the Town of Hillsboro Beach.  It's pretty much a 3 mile peninsula south of Deerfield Beach to Hillsboro Inlet.  As you can see in the first chart about, there are eight oceanfront homes for sale in Hillsboro Beach.  Don't be fooled by the $1.2 million home as it is less than 1600 sq ft under air.  But if you are looking for a great little vacation getaway spot, or a beach cottage for your home out West, then it might just be what you need.  I however prefer visiting my family's cabana at the Boca Beach Club.

Speaking of my family, my Dad had a good friend who lived on Hillsboro Mile that got him into sportfishing.  Unfortunately his friend passed away a few years back, but he had the most spectacular home on the ocean, with his sportfishing boat parked on the other side of A1A - The Reel Tight.    He actually got my Dad into sportfishing which my Mom will never forgive him for.  But his home was spectacular.  So spectacular that he had his son build a home on the lot adjacent to his own.

Hillsboro Mile is great if you want to have the best of both worlds.  The Beach and the IntracoastalYachtsmen and sport-fishermen alike both flock to this area for this reason.  Geographically, Hillsboro Mile also is situated smack in the middle of Palm Beach and Miami.  Makes it a great location to be.

The second chart shows the sales since June 2010.  The oceanfront homes do sell in this area and with the luxury oceanfront real estate market prices being depressed, now is a great time to take advantage of this wonderful area.  Please feel free to contact me if you have any questions.

Discipline

Discipline is my driving force in life.  Each day I wake up around 6:30AM and go to the gym to do 30 minutes of cardio.  I am in the process of building strength, so when I go back to the gym at night to weight train, I keep my reps and sets to a minimum, but I make sure each week I try to increase either the weight I lift or increase the reps I do with the heavy weight.  It's this discipline that helps me make progress.

Weight training analogy: 

If I want to get stronger, but I only use light weights, do high reps and too much cardio, I won't build strength.  I might look good, but it's not what I am going after, I will become frustrated.

oceanfront homesIn real estate, if an agent will take on any seller or buyer, how can you convey your expertise to them?  It's great to be busy, but exercises in futility will cause an agent to burn out.  Pick a market.  Become an expert.  You want buyers to say, "Hey, Craig Greenberg is the oceanfront realtor," and not "Craig is a hard working realtor, but I really need a specialist."  

If it were not for Greed, there would be a lot more successful agents.  Don't put greed first.  Put the final outcome of a situation first.   I'd rather get a referral fee from another agent than making no money at all.

Nestled between Manalapan and Delray Beach are two hidden gems:  Ocean Ridge and Gulf Stream.  Neither are large towns, where Ocean Ridge reported a population a little over 1700 in the 2004 Census and Gulf Stream had a population just shy of 750 and ranked as the 11th highest income place in the United States.  When you are driving along A1A, whether you enter these towns from the North or South, you know you have just reached somewhere very special.  The streets become lined with trees that make you feel like you are in a rainforest in some remote part of the world, all in the meanwhile you are just a stones throw away from the Atlantic Ocean.  Very cool!!

Below is a list of the 10 oceanfront homes for sale in both Ocean Ridge and in Gulf Stream:
There is a mixture of new construction and what appear to be knockdowns.  You can reference the "Year Built" to see if you are dealing with either or.  And if we check out the DOM vs. CDOM as I have been pointing out in my pieces, it looks as if there may be some interesting buys out there if the sellers are starting to be worn down and are primed to sell (after having their home listed for what looks like 2-3 years in some situations;  or it can just be unrealistic sellers.  The only way to know what you are dealing with is to put in an offer)

Currently there are no homes under contract for sale.  Moving on to what has closed over the last six months, there are two sales we can reference in Ocean Ridge:
Looks like one of the homes that was listed for over 1600 days,  almost 4.5 years, finally sold.  If I use 6273 N Ocean Blvd's Tax ID (or parcel ID), I can pull the property's history.  Back in 2006, this home was originally listed for $11,995,000 - wow - now that is a dose of reality where almost 5 years later the home sells just for a fraction of that original asking price at $3,787,500

Oceanfront Real Estate in Delray Beach

Delray Beach.  My hometown.  Delray is a large city, but there is such a huge emphasis on Atlantic Avenue, otherwise known as Downtown Delray, where you know you are in a true beach down.  Atlantic Avenue is the main strip lined with great bars, restaurants and shops.  At night time, the car traffic comes to a crawl, the music is just emanating on the streets from live bands, crowds of people, both trendy and beach town, adorn smiles and drinks, make Delray such a great and interesting place to be.

Delray Beach isn't just a beach town, although I only focus on oceanfront homes for sale in Delray Beach.  Currently there are 11 oceanfront homes for sale in Delray Beach, ranging in price fro $3.875 million to $23,950,000.  Below is a chart with the basic information on the homes currently listed for sale:
Next let's take a look at homes that are currently under contract for sale in Delray:
The pending sales right now aren't so hot in Delray, but if you are interested in having an oceanfront estate near a trendy town as well as close to several other major areas like Mizner Park in Boca Raton, then Delray should definitely be on your radar.  The weak pending sales is not actually a bad thing as our strong "selling" season is typically between January and April.  Once it starts to heat up around the rest of the US and Canada, Florida takes a back seat to places like the Hamptons or Martha's Vineyard.  However, if you still are in Florida, I suggest taking a tranquil car ride along A1A in Delray and then call me so we can look at some, or all, of the 11 homes currently on the market for sale.

On to sales.  Let's see what has sold year to date (last six months):
Two nice sales.  It's interesting to note that the sales price and the list price really aren't too far off.  1717 S Ocean sold for 12% less than asking price and 410 N Ocean sold for 7% less than asking price.

Oceanfront Homes for Sale in Manalapan

 As of today, there are nine oceanfront homes for sale in Manalapan ranging in price from $6 million to $35,900,000.  Below is a table with some basic information on the homes for sale.

Just some quick points on the table:
Liv SF = this is the square footage under air.  This is the most important sq ft number
Total Bldg SF = this is total square footage, non-a/c sq ft
BR = bedrooms
Ttl Baths = total baths.  The number after the decimal is the number of half baths in a house.  So 6.1 baths = 6 full and 1 half bath.  Or 9.3 is 9 full baths and 3 half baths.
DOM = Days on Market
CDOM = Collective Days on Market

In the piece I did called "A Super Agent's Cryptonite," I spoke about stale listings.  Comparing the DOM vs. CDOM is the easiest way to see if a home has been previously listed.  Be forewarned, there are tricks many agents do to hide this fact, and a good buyers’ agents will know how to research a property's history.

OK, back to Manalapan.  The great thing about Manalapan is that not only are the homes on the ocean, but the majority have water frontage on the Intracoastal waterway (ICW) as well.  This is great for people that have yachts, speed boats and/or sport-fishingboats.  The only home above that is listed as not having ICW access is 1 Ocean Lane, which is one of the factors making it the least expensive home currently for sale.

There are currently 3 homes showing up as under contract in Manalapan, but two of the homes are Don King’s (listed at $19.995 million) - the home had previously been listed in 2009 for $27.5 million.

And finally, let’s see oceanfront homes in Manalapan that have sold year to date (over the last six months) 

 Here's a nice aerial shot of the home.  Looks quite impressive and with it selling in approximately 6 - 8 weeks of being listed, that is a  positive sign for the luxury oceanfront real estate market in Florida.
